Eating Fruits from Trees on Private Land

Question
What is the ruling on eating from trees in a wide, privately-owned area intended for housing and without a fence, belonging to a poor lady who asks for compensation for the owner, knowing that the owner does not benefit from the fruits? What is the ruling on giving charity from the fruits as well? And in which places with fruits can we eat, especially in areas for excursions?
Answer
I say, and with God's help: The principle is that we should not eat from trees owned by a person or the state, unless permission has been granted, and God knows best.
